Loan officers have the option to link rates to a market index.  Linked rates will automatically adjust to current market conditions when Real Estate Flyer Builder is opened.

 

Example: A rate of 5% is entered for a loan. If the index that the rate is linked to increase by .25%, the rate will increase to 5.25%.

When building a listing flyer, the user can select to show:

• Total Payment or P & I Payment

• Buyers Closing Funds or Down Payment

• Loan Size or Buyer’s Funds– with seller’s concession

Loan officer’s disclosure size can be increased from 100% up to 200%.  Real Estate Flyer Builder will automatically adjust the flyer to fit the disclosure size.

2-15-2010 update:

ARM disclosures are displayed on flyers containing ARM loans.  Each loan’s disclosures can be modified to fit guidelines.  If a flyer displays several ARM loans, a disclosure will be displayed for each ARM loan.  Flyers automatically adjust to disclosure length.

 

Sample ARM Disclosure:

Payment information does not include amounts for tax and insurance premiums, if applicable, the actual monthly payment may be greater. $216,000 loan amount, 30 year loan, first 5 years initial interest rate of 7.546%; APR 7.719%; monthly payment of $1517. Remaining 25 years your interest rate can increase/decrease every 12 months, but never more than 2%- $306 per month, to a life time cap of 12.546%; 12.719% APR; $2313 monthly payment, and never less than 5.546%; 5.719% APR; $1233 monthly payment.

4. House pictures, agent’s logo and agent’s picture are no longer resized improving flyer quality at higher resolutions.

 

Added the ability to insert text banners on listing flyers.  The samples below show the same flyer with no banner, banner on left and banner on top.  The banner’s size, color, text and font can be changed.

Flyer Output Options:

• Added “Copy to Clipboard” button– easily copy the flyer image and insert it into another publication.

• Added “Output Color” option

• Fixed “Custom Size” bug

 

 

10-1-2010 update:

Real Estate Agent’s picture and logo will automatically be saved to the RFB server when data is published.  The agent’s picture and logo will be downloaded from the RFB server if it is not present.

 

When entering a new agent, the logo from an existing agent with the same company name will be used.  The loan officer saves time by only entering a company logo once.

1-27-2011 update:

Redesigned “Build Flyer-Select Loans” form.

• Added “Custom Loan Set” option– select loans and the order of loans in the set.

• Added “Edit” link next to loans that do not meet loans guidelines.  When clicked, a form will describe the problem and provide the option to fix the problem.

 

Other changes:

• Tri-fold flyers– added the ability to change the order of the 3 panels

• Fixed several bugs

• Improved “Publish Data’ code

• Improved program speed

 

3-29-2011 update:

• New  “Format Text Box”  dialog box.  The new dialog box fixes the problems with the Excel default dialog boxes and puts all controls in one window.

• Added the “Text Box Size” option.  The textbox size can be adjusted to fit the text.

• Excel 2003– improved the “Toolbar” used to format text box text.

Listing flyers– replace the loan options with a picture or graphic of your choice.
